biography
John is the architect of EXR’s technology stack and oversees design, operations and finance at EXR. He moved to New York City in 2006 to study at New York University, where he focused on the development of social and economic systems across different geopolitical regions. Having initially anticipated a career in finance, John instead followed his creative passions at LVMH Moët Hennessy Louis Vuitton, a company that cultivated his growing interest in sales, marketing and design.

Seeing how a world-class company like LVMH operated piqued John’s desire to start his own company. In 2012 he began investing and managing early-stage companies with his friend and business partner Mario Faggiano. After a run of successful companies in the entertainment and music industries, the two partnered with Sam Rubin in 2014 to launch EXR.

“From the very beginning we’ve envisioned EXR as a new breed of real estate company,” says John. “What’s driven EXR’s success thus far is the desire to question the norm, to strive for a level of detail and perfection unavailable elsewhere. When you distill that kind of passion and intensity for your craft into a company culture, you create a force considerably larger than yourself. We’re taking this obsession with quality and magnifying it to the furthest extent possible.”

Mario oversees business development and is responsible for EXR's sales culture. He moved to New York City in 2006 as part of an Americorps program called City Year, where he worked with local Brooklyn communities to develop after-school programs, refurbish parks and playgrounds, and improve the local community. After a year at Americorps, Mario attended the State University of New York, majoring in Business Management and Economics.

When Mario graduated, he founded his first company, which focused on providing capital and restructuring services to small businesses and startups. Seeing young businesses encounter success and hardship as they grew provided Mario with an invaluable perspective on the challenges businesses face and what it takes to bring a company from one stage to the next. After years helping entrepreneurs and small business owners achieve their dreams, Mario decided it was time to chase his. In 2012, he began investing in and incubating concepts of his own. It was during this time that Mario met John Le Vine and Sam Rubin, with whom he would launch EXR in 2014.

"I love working with people and coming up with solutions for how things can work better. My role allows me to satisfy a lot of different interests, from sales, marketing, and design, to helping people and clients overcome issues in their professional endeavors. Creating new solutions and approaches to achieve a better result in an industry that has worked a certain way for many years is what makes EXR different. My role allows me to do all of these things and tackle a lot of different challenges on a daily basis. Our goal as a team is to create something that will outlive us. That is what motivates me and what motivates EXR."

Sam Rubin has been part of the fabric of Williamsburg since he was born. A Brooklyn native from a local real-estate family, Sam witnessed first-hand as Brooklyn transformed from a sleepy borough to a bustling world-class metropolis.

A family man who values trust and hard work, Sam’s passion for real-estate was ignited at a young age, embedding a rich understanding of Brooklyn’s market dynamics. Sam’s connections to landlords of all sizes and demands, coupled with his expertise and experience in the Brooklyn market, makes him a tremendous asset to EXR and its agents.

Above all else, Sam is acutely aware of the expectations put upon EXR as it grows and acquires new listings and relationships. Sam is laser-focused on satisfying the expectations of EXR's clients, while skillfully balancing that pressure with encouragement to EXR’s agents and providing feedback to EXR’s internal organization.

“I can’t sleep at night if I know that there is something on the table for one of EXR’s clients. Every morning, I wake up early and stop at nothing to ensure EXR satisfies our clients’ expectations. This passion is reflected throughout EXR as an organization, from our internal systems to our agents to our firm-wide work ethic,” says Sam.
